Türkiye’s Growing Role in Europe’s Prefabricated Building Market

Europe’s modular house building market is changing, and Türkiye is becoming an increasingly visible part of its international supply network. Recent 2025 European trade data points to a significant rise in prefabricated building imports from Türkiye, reflecting a broader shift toward cross-border manufacturing and off-site construction. For modular housing, this development is particularly relevant. Buildings and building components no longer need to be produced close to their final destination. Increasingly, they can be manufactured under controlled factory conditions and transported across borders for final installation.

Türkiye Gains Ground in the European Market

One of the clearest signals comes from European trade figures. According to an analysis of Eurostat COMEXT data, the value of EU imports from Türkiye within the analysed prefabricated building categories increased from approximately €18.8 million in 2017 to €83.4 million in 2025. That represents growth of approximately 344% over the period.  Türkiye is therefore becoming a more significant external supplier within a European prefabricated construction market that is itself undergoing substantial change.

From Turkish Factories to European Projects

This is already visible in real projects. During 2025, Turkish manufacturers reported the production and shipment of modular and prefabricated building systems to European destinations, including Germany. One example involved living modules produced in Türkiye and delivered for a project in Rovershagen, Germany. Such projects demonstrate how modular construction can separate the place of production from the final location of the building. A home or accommodation unit can be manufactured in Türkiye, transported internationally and installed hundreds or thousands of kilometres from the production facility.

Europe’s Modular House Market Is Changing

The development is part of a larger shift.

The same 2025 trade analysis shows that the EU is increasingly sourcing certain prefabricated building products from outside the Union. Türkiye is among the countries that have recorded particularly strong growth in this market. At the same time, European producers appear to be moving toward higher-value and more specialised prefabricated products, while imported standardised and modular building systems are taking a larger role in parts of the market. This creates a changing competitive landscape for modular construction across Europe.
